Reports To: Facilities Manager

The General Facilities Maintenance Technician is a hands-on role responsible for the routine upkeep, repair, assembly, and safe condition of Cirsium Biosciences office spaces, shared areas, warehouse and support spaces, and exterior perimeter. The technician completes general maintenance work, assembles and installs racks, shelving, furniture, and fixtures, performs routine facility rounds, responds to work requests, and supports approved vendors and site projects.

This position focuses on general building maintenance. It does not independently own or perform calibration, qualification, or specialized maintenance of laboratory, process, cleanroom, building automation, or other regulated or critical systems. Work outside the technician’s training or authorization must be secured, reported, and escalated to the appropriate facility owner or qualified vendor.

Key responsibilities

General building and office maintenance. Perform routine repairs and upkeep involving doors, hinges, locks, wall surfaces, ceiling tiles, baseboards, signage, dispensers, office furniture, light fixtures, and other non-specialized building components within authorized limits.

Minor repairs and finishes. Complete basic patching, painting, caulking, touch up work, hardware replacement, and similar maintenance tasks using approved materials and safe work practices.

Racks shelving and fixtures. Assemble, install, reconfigure, relocate, and dismantle racks, shelving, cabinets, workstations, furniture, and fixtures in accordance with manufacturer instructions, approved layouts, load limits, anchoring requirements, and site safety expectations.

Space setup and moves. Support employee moves, room setups, storage organization, and placement of non-process furniture and equipment while protecting walls, floors, utilities, and emergency access routes.

Exterior and perimeter upkeep. Inspect and help maintain exterior doors, gates, fencing, walkways, parking and loading areas, exterior lighting, signage, drainage areas, and the immediate building perimeter. Remove minor debris and coordinate landscaping, pest control, or specialty repairs when needed.

Facility rounds and work orders. Complete assigned inspections and work requests, document findings and completed work, update status, and promptly communicate conditions that require follow up, parts, management direction, or vendor service.

Early issue identification. Report leaks, water intrusion, damage, unusual odors or sounds, pest activity, blocked exits, trip hazards, lighting failures, security concerns, and other conditions that could affect people, property, or operations.

Tools supplies and parts. Maintain assigned tools in safe working order and help manage appropriate maintenance supplies, fasteners, replacement hardware, and commonly used parts.

Vendor and project support. Provide approved access, escort vendors when assigned, communicate with the authorized work area, protect nearby operations, and confirm that the area is left safe and orderly. Document completion and route technical acceptance to the designated system owner.

Safety and site practices. Follow environmental health and safety requirements, use required personal protective equipment, maintain safe work zones, follow lockout tagout requirements when trained and authorized, and stop work when conditions or scope are unclear or unsafe.

Additional support. Assist with facility projects, urgent general maintenance needs, and other duties consistent with the role, authorization, and business needs.

Scope Boundaries and Required Escalation

The technician may provide logistical or hands-on support for specialized work only when directed and appropriately trained. The following work requires authorization from the designated system owner and, when applicable, a qualified or licensed service provider:

Laboratory, process, analytical, greenhouse, cleanroom, or biocontainment equipment maintenance, calibration, qualification, or repair.

Heating ventilation and air conditioning systems, building automation or monitoring systems, critical utilities, compressed gases, pressure systems, or controlled environmental systems.

Electrical panels energized electrical work, permanent wiring, major plumbing changes, structural modifications, roofs, fire alarms, sprinklers, life safety systems, or work requiring a permit or trade license.

Changes that penetrate walls, ceilings, or floors; affect room use or occupancy; alter approved layouts; or could affect emergency egress, security, hazardous material storage, or regulated operations.

Technical approval of vendor service, system return to use, or documentation associated with regulated equipment unless the employee has been formally designated and trained for that responsibility.

Required Qualifications

High school diploma or equivalent.

Basic familiarity with workplace safety practices, personal protective equipment, hazard communication, and lockout tagout concepts.

Two or more years of hands-on experience in general facilities maintenance, building services, warehouse or office maintenance, construction support, property maintenance, or a related field.

Working knowledge of common hand and power tools and the ability to use them safely and correctly.

Working knowledge of HVAC and electrical systems, including basic troubleshooting, routine preventive maintenance, and the ability to identify conditions requiring a licensed or qualified service provider.

Practical experience with furniture, rack, shelving, or fixture assembly and basic skills in painting, wall repair, carpentry, hardware replacement, and general upkeep.

Ability to read and follow work orders, manufacturer instructions, safety information, labels, and site procedures.

Reliable organization, follow through communication, and documentation skills.

Ability to work independently on assigned tasks and collaboratively with employees, managers, vendors, and Environmental Health and Safety personnel.

Preferred Qualifications

Associate degree, technical certificate, or trade education in facilities maintenance, building systems, construction, or a related field. Relevant apprenticeship, military technical training, or equivalent hands on experience may be considered in place of formal education.

Experience working in a laboratory, biotechnology, life sciences, manufacturing, or other safety conscious environment.

Experience using a computerized maintenance management system, work order platform, or facilities tracking software.

Physical and Work Environment Requirements

Regularly walk, stand, bend, kneel, crouch, reach, and use hand and power tools.

Safely lift, carry, push, or pull items weighing up to 50 pounds, with team lifting or mechanical assistance used when appropriate.

Use ladders or step stools and work at modest heights in accordance with training and site safety requirements.

Work indoors and outdoors, including in variable temperatures and weather conditions, and wear required personal protective equipment.

Occasionally adjust work hours to support scheduled maintenance, facility projects, or urgent site needs, as approved by management.

Potential facility issues are identified early, secured when necessary, and escalated to the correct owner before they disrupt operations or create risk.

Specialized and regulated systems are protected from unauthorized work, and qualified vendors or system owners are engaged when required.

Facility work is performed with minimal disruption and with consistent attention to employee safety and site needs.
